In recent years there’s been explosive growth in the Bali Property investment market. The attractive and sometimes dramatic landscape, the vibrant culture and solid infrastructure, such as world class international airport, well-surfaced roads, international standard health services, high class boutiques and restaurants, has made the island one of the most sought after destinations in Asia.
Even during the latest global recession, which was taking a hard toll on property prices worldwide, property prices in Bali have continued to appreciate in dollar terms.
Attractive East Bali
Since the beachside or sea view property in the southern part of Bali has become so expensive in the last few years, the investors are starting to look further afield. A growing number are taking a good long look at Karangasem on Bali’s east coast.
The newest luxury resort in the Karangasem area, The Griya Villas and Spa, consist of 14 modern luxury villas. The resort is situated in Amed, Bunutan village, on a valley slope with sensational mountain and sea view and will have its grand opening in the end of 2011. These one-, two- and three-bedroom villas have private infinity edge swimming pool, living and dining area and fully equipped kitchen. ![out-4-big[1]](http://www.thegriya.com/wp-content/uploads/2010/07/out-4-big1-300x225.jpg)
North of Padang Bai, at the seaside village of Amuk five kilometers to the south of Candi Dasa, an international cruise ship terminal has started operating in early 2011 comprising two 150 metre piers and terminal complex. Ultimately it is hoped that the facility will attract as many as 200 cruise ships a year.
Korean investors are developing a high class 18-hole golf course at Bugbug and Perasi, north of Candi Dasa. The project is said to be worth US$ 153 million.
Bali welcomed 2.4 million foreign visitors and 4 million domestic visitors in 2010. To meet the needs of the increasing numbers of tourists, authorities in Indonesia have confirmed plans to construct a new public airport in the Buleleng Regency situated 90 kilometres north of Denpasar. The new airport will also contribute remarkably the progress of tourism in Eastern Bali.
Holiday villas
The most popular trend emerging in the Bali property investment market is hotel villa development. Most hotel villa developments are offering 20-30 days a year vacation time for the investor, whilst the remainder of the year the villa is offered for tourists, giving a high rental return to the owner.
Inevitably, villas have been increasingly popular amongst tourists as the new favorite accommodation that offers levels of privacy, personal attention, service and home comfort, impossible to obtain in larger traditional hotels.
